Location: Oakland, California (adjacent to 880 Freeway and BART).
Scope: New construction of 4-story building over below-grade parking garage, including 50 units of apartments and townhomes for families, community spaces and a central courtyard.
Design Approach: Located in a transitioning neighborhood adjacent to downtown Oakland, the project necessitated a solid base to provide a secure environment for the residents but presented the opportunity for light and views above street level. The proposed design maintains the street edge sheltering a podium level courtyard while asserting the urban street corner with a tower housing a 4th floor terrace.
